Who we are

We understand the needs and requirements of our clients and particularly how to unlock difficult or complex issues allowing matters to progress within the usual confined timescales.

We focus on long term relationships rather than looking at transactions on a deal-by-deal basis in order to offer positive solutions to all our clients on their specific deal. We will share our knowledge with you as well as lessons learnt from previous projects.

Tyr’s real estate finance team continues to grow. This evolution has come from both our growing expertise and the needs of our clients, and it’s a space where we continue to make a real impact on a local and national level.

What we do

The firm advises on a full range of matters such as:

  • Development finance transactions for both residential and commercial developments.
  • Bridging finance transactions for both residential and commercial properties.
  • Investment finance transactions
  • Business and / or property finance and securitisation of banking facilities.
  • Business restructuring and group reorganisations.

How we can help you

We act for a wide range of clients within the real estate finance sector, including acting for both domestic and international lenders of various sizes, alternative specialist lenders and institutional investors and borrowers on commercial and residential development, bridging, purchase and investment finance transactions and have experience with acting of medium-large loan book sales and purchases.

We’re here to help you manage risks and avoid potential issues in the world of real estate finance. Tyr takes care of the legal process, making it easier for lenders to provide secured finance to borrowers across a wide spectrum of property finance matters, in addition to assisting buyers and developers to secure the borrower side financing they need taking care of all aspects of their transaction. We take care of all aspects of matters for our clients whether on the lender or borrower with in dealing with the property due diligence, security package, conditions precedent process and beyond ensuring smooth transactions with pragmatic and positive solutions for all parties.

Examples of the team’s recent and previous experience

  • We acted on the grant of a £9m+ facility to assist with the refinance of a development loan facility on a prominent West Yorkshire city centre building.
  • We have acted on several refinance projects for an existing client covering the various stages of a large commercial development.
  • We have acted for buyers of distressed assets from insolvency practitioners and receivers which have required short term bridging finance helping to ensuring that the businesses and their employees continue to trade.
  • We are on recommended panels for finance brokers to provide specialist knowledge and experience to borrowers where there existing providers are not able to deal with the restricted timelines.
  • During the course of FY 2024/25 we have advised our financial institution clients on over £5 million of secured loans and in excess of £15 million when acting for borrowers.
  • At Tyr, we work on both sides of the table: we represent financial institutions as lenders and also support borrowers in securing the loans they need.
  • Experience acting on a loan book purchase for international investors in relation to over 5,000 commercial properties worth over £10bn.
  • Experience acting on a loan book purchase for international investors in relation to over 2,000 commercial properties worth over £2.5bn.
  • Experience acting on the merger and refinance of 3 housing associations on behalf of 5 lenders covering over 10,000 units worth £1bn.
  • Working on a 40 property, £70m refinance of a well known coffee brand and fast food outlet throughout Yorkshire and the Midlands.
  • Acting on a £30m development finance for a disused RAF site in southern England for a local authority investment fund.
  • Acting on an £80m refinance and intragroup transfer of 39 sites for a major property developer on behalf of an international lender.
  • Acting on a£5m development finance matter for a lender providing finance for a multi property residential development in the north west of England.
  • Working on multiple investment and bridging finance transactions on behalf of a Yorkshire based lender ranging in loan value between £200,000 and £500,000.
  • Acting on a £2m development finance transaction for a Midlands based lender in relation to the development of a multi property residential site in the south of England.
